The portfolio is situated within three prominent submarkets in Northwest Houston, a region with a vacancy rate that sits about 110 basis points below the national average in mid-2026 (CoStar). The portfolio is fully occupied by seven tenants at an average annual rent of $15.79 per square foot. The triple-net leases carry expiration dates ranging between July 2027 and July 2029 with 3.00 to 3.94 percent annual escalations. The tenants consist of a variety of industries such as roofing, rubber manufacturing, oil & gas, religious institutions, water management, and technology.
