Constructed in 1905, the property is a single walk-up building on 0.85 acres, positioned half a mile from the main campus of Cincinnati Children's Hospital. The asset features a unit mix of seven studio, five one-bedroom, six two-bedroom, 12 three-bedroom, and six four-bedroom apartments averaging approximately 821 square feet, along with an on-site laundry room, a paved driveway, and street parking. The building is master metered, with ownership covering electric, water, sewer, and trash inside a gross rent. Rockdale Flats is 97 percent occupied, with 35 of 36 apartments leased on the August 2026 rent roll and collections running near 98% of scheduled rent over the last twelve months. In-place rents on the larger units sit within about three percent of the published standard for zip 45229, which has risen in each of the last five years. The projection adds just 2.5 percent, about $13,300 a year, with no increase in the standard assumed, and one four-bedroom that is down from fire damage adds about $19,680 a year once rebuilt.
